Set up debt finance

Loan facilities sized by LVR, LTC or ICR, priced on BBSW plus a margin.

Plans: Free, Pro and Team6 minutesUpdated Feaso Cloud team

Free has up to 2 finance facilities in a scenario; Pro and Team have no limit.

Debt is often the difference between a project that works and one that doesn’t. On the Finance tab you set up each loan the way your lender has termed it, and Feaso Cloud works out the limit, the drawdowns, the interest and fees, and the equity you need to put in month by month.

Before you start

Enter your program, costs and revenue first. Loan limits sized on cost or value, and the months a loan starts and is repaid, come from those figures.

Equity isn’t a facility. Whatever the facilities don’t fund is met by equity, so a scenario with no facilities is equity funded throughout. A senior and a mezzanine loan are two facilities, each set up with its own terms.

  1. Step 1: Add a facility

Open the Finance tab and click Add facility. A new card, F1, appears on the right with its name ready to type over, such as “Senior construction”. Its Limit, Peak balance and Interest & fees update as you change the terms.

On the Finance tab, a cursor clicks Add facility; card F1 appears with its limit, peak balance and interest, and the name Facility 1 is typed over as Senior construction.
Click Add facility, then name it “Senior construction”: the limit, peak balance and interest fill in.
On the Finance tab, a cursor clicks Add facility; card F1 appears with its limit, peak balance and interest, and the name Facility 1 is typed over as Senior construction.
Click Add facility, then type the name over “Facility 1”.
  2. Step 2: Choose the loan type and how it draws

Set Type to Loan (Interest Only), Loan (Capitalised) or Loan (Principal & Interest). A capitalised loan adds its interest and fees to the balance instead of paying them each month, which is how most construction loans are structured. A principal and interest loan also asks for Loan term (years) and shows the approximate monthly repayment.

Set Drawn down to As required for a loan that draws progressively to meet costs, or In total at loan commencement for one drawn in full on day one.

On the F1 Senior construction card, Type changes to Loan (Capitalised) and Drawn down to As required, and the Interest & fees figure updates.
On the F1 card, pick Loan (Capitalised) and As required: Interest & fees changes.
  3. Step 3: Size the limit

    Pick a Limit method:

    • Fixed Amount: enter the facility limit, for example $14,200,000.
    • % LVR / LTC: enter the percentage in LVR / LTC % and choose what it applies to: Land Price, Loan to Value, Loan to Cost (ex finance) or Loan to Cost (ex land & finance).
    • Interest Cover Ratio (ICR): enter ICR (x) and, if your lender also caps it on value, Max LVR % (check). The note under it says which test governs. An ICR limit needs leased income from the Leasing tab.

If the peak balance goes over the limit, Peak balance turns red and reads “Over limit by” the amount.

  4. Step 4: Set the interest rate

Under Interest rate, choose Fixed rate and enter the rate, or choose BBSW + margin and enter your Margin. When you switch to BBSW + margin with no margin entered, Feaso Cloud fills in the margin that keeps your all-in rate the same.

A BBSW facility shows the rate it is on, for example “BBSW 3M 3.62% (ASX, 14/10/2026) + margin = 6.37% all-in”. Feaso Cloud reads ASX’s 3-month BBSW mid-rate each weekday. Current takes the latest rate when it is opened, recorded as an automatic entry in History; saved versions keep the rate they were saved with. If the rate shown is more than 3 business days old, the card says when it was published.

  5. Step 5: Enter the fees

Enter the Application fee % and, for a progressive loan, the Line fee % p.a. Both are included in Interest & fees on the card and in the project’s finance costs.

  6. Step 6: Set when the loan starts and is repaid

Enter the Start month, or on a capitalised loan turn on Auto: Feaso Cloud finds the earliest start that keeps the capitalised interest within the limit, so equity goes in first.

If your lender needs minimum equity before the first draw, turn on Enforce before first draw under Minimum equity. The card shows the minimum, the equity contributed by then, and whether the start moved.

Under Loan repaid by, choose Equity, a later facility, or New facility to add a refinancing loan straight after this one. When a later facility repays it, the Repayment month follows that facility’s start month. Otherwise enter it yourself.

  7. Step 7: Add a mezzanine facility and check the stack

Click Add facility again for a mezzanine or second loan. Facilities that draw as required are drawn in card order, F1 first, each up to its limit, before equity meets the rest. On Free, a third facility shows a padlock: “Free has up to 2 finance facilities. More are on Pro and Team.”

Scroll down to the Funding waterfall to see equity and each facility’s balance month by month. The Summary tab’s Funding card lists each facility’s limit, peak and interest and fees against peak equity.

A second facility, F2, is added and named Mezzanine with a fixed limit of $2,500,000; then the funding waterfall shows equity, the senior loan and the mezzanine month by month.
Add a mezzanine facility and set its limit, then see it in the funding waterfall.
A second facility, F2, is added and named Mezzanine, and its fixed limit is set to $2,500,000; its limit, peak balance and interest update.

Tips

  • Use the paperclip on a facility card to attach the lender’s term sheet (Supporting Documents, Pro and Team).
  • To compare two lenders’ terms, save each set of terms as its own scenario and compare them on the Summary tab.
  • If a capitalised loan on Auto can’t stay within its limit at any start, the card says so in red. Reduce the LTC, the rate or the program length.

Try it on your own project.
